Additional real estate financing in cooperation with REDF


Additional Mortgage in cooperation with the Real Estate Development Fund, is a real estate finance Murabaha format dedicated to the bank's customers who have been issued approval to obtain a loan from the Real Estate Development Fund and wish to make a loan value of the fund as a down payment for a mortgage. 
The primary goal of this product is to provide our existing customers access to get a house of  amount more than what the Real estate Development Fund have lent them by calculating that amount as a down payment but it has to cover 33% of property price.

Additional real estate financing features:

  • Calculate the real estate development fund loan as a down payment for the desired property.
  • Shariah compliant financing
  • Competing profit margin.
  • Fixed and known profit margin of at the time of signing the Murabaha contract and does not change until the end of the period of indebtedness.
  • Financing amount of up to 5 million SAR.
  • Financing for up to 20 years.
  • Deduction up to 65% of salary.
  • Financing unfinished real estates. 
  • Property age of up to 20 years
  • Fast completion of all procedures
  • Possibility to sell the property to another client in coordination with the bank for  early repayment.

Documents required 
from the client
  • Installment Purchase Request Form.
  • Fill an application for account opening to deduct loan installment from and receive the real estate development fund, the account will be closed in completion of payment received.
  • Fulfill all the data in the application form signed by the applicant in the designated areas the client.
  • Automatic printout of the real estate development Fund stating the approval of the fund on the client's loan.
  • Valid copy of customer’s ID signed on Customer’s identity form.
  • For ladies:
o Copy of national ID .
o If they do not carry a national identity , or if a woman has an identity card bearing her image and raised her request through men branch, she is required to fill out the Muhram details along with women Identity photocopying approval form.
  • Make sure you have an active account, if not fill out “opening account” form. 
  • An initial letter from the employer containing the following information: monthly salary (base and allowances), job description, the date of employment and the date of termination of the employment contract. 
  • An exact copy of your business card to the customer in the event of a dish that does not clarify the definition of salary rank or funct ional class of military and civilian personnel and military approaching or an exact copy of the appointment decision applied in the absence of a business card.
  • original salary transfer letter.
 
Property documents
  • Entitled layout of the location
  • A copy of property deed clear from both sides.
  • ID copy of property owner or  commercial record if the owner of the property is a company.
  • Fill out a contract form to buy a property signed by owner and mortgage marketer (if available) and the branch manager or operations manager and sealed by branch stamp.
  • If the property has residences, fill property residence approval form.
  • Construction license or unconstruction license if the property is built.
  • A breakdown or Record of property segmentation if its divided.
  • A copy of spatial letter.
