Flexible real-estate financing


One of the Murabha based products that allow our cutomers the chance of having a personal finance simultaneously along a real estate finance. The way it works is that to calculate the real estate finance based on current outstanding loans on the customer and provide the loan with a debt to burden ratio of no more than 65% of the monthly salary of the client.  

Example:

Dari Finance 
A customer with a 13,000 SAR monthly salary wants to attain a Real Estate Finance for 20 years while having a personal finance outstanding.

The bank’s profit is known and doesn’t increase without being disclosed beforehand with our client, therefore this guarantees our clients peace of mind.

  • Multiple Financing possibilities based on the client’s needs. 
  • Repayment is set-up in an easy and appropriate installments amounts based on the client’s monthly income and the ability to pay over a 20 years period. 
  • Competitive fixed profit rate throughout the duration of the contract.  
  • Non-Salary transfer clients can still benefit as long as their employer is approved by the bank.
  • Debit burden ratio of 65% of the salary.
  • Financing without a guarantor   
  • Clients can Finance the purchase of a property jointly as long as both parties are a first degree relative. 
  • Financing partly finished properties. 
 
 Soft Conditions: 

  • Clients need to have a current account with Bank Albilad. 
  • No less than 21 years of age. 
  • Clients have to be employed by an approved employer by the bank either in the public sector or the private sector while having a minimum of 1 month service. 
  • Net income has be no less than 3,000 SAR
  • The client has to be no older than 65 at the last monthly installment. 
  • The property has to be within accepted and approved city and construction limits.   

 Required Documents:

To gurantee fast and effiecnet process of requests, provide the following documents when applying: 

Client’s Documents: 
  • An up to date Identification (National ID or Family registration for Saudis)
  • A copy of the work card for employees of the military sectors
  • A letter from the employer specifying the monthly salary including all benefits and the current occupation with the joining date and the contract’s expiry date if applicable.  
  • Salary transfer letter for salary transfer clients
 Property Documents:

  • A clear copy of the property deed.
  • A copy of building license
  • A map clearly locating the property
  • Property splitting report if applicable
  • Filling the property details Form
  • Filling the request to finance the purchase of a property form.
