Real Estate Buyout Financing


Is a program aimed at customers of banks and other finance companies, who have already been granted mortgage finance lease arrangement. The bank purchase the property from the (former lessor) and sell it to the customer in accordance with the Murabaha sale where the profit margin of a fixed ratio does not change throughout the funding period. Aims to provide choice for customers who want to change the funding already received by another bank. Since it  allows customers who obtained financing through banks and other form of leasing to the Bank Albilad paying their dues and convert the indebtedness of the former bank Albilad

Buyout real estate finance features
  • Compatible with the provisions of Islamic Sharia law 
  • Amount of funding of up to three million SAR. 
  • Fixed and competitive profit margin throughout the financing period. 
  • Financing up to 20 years. 
  • Finance retirees of age up to 65 years old.
  • possibility of funding without salary transfer. 
  • Deduction up to 65% of salary. 
  • Advance payment is not required 
  • Possibility of combined financing to purchase the property. 
  • Deduction of salary in the event of combined financing is unilaterally and  maximum deduction of 65% of the salary of the customer.
  • Finance customers from age of  21 years to 65 years
  • The client can pay premiums partially in advance in order to reduce financing period. 
  • Allow early repayment system at any time in accordance with Saudi Monetary Authority. 

Required Documents
Documents required from​ client
  • The customer receives his/her salary through other local banks and would like t attain funding from bank Albilad to obtain a  leased property ending with ownership financing by other funding company or bank. Bank Albilad will buy the property and sell to the customer by installments.
  • The customer must has only one funding program ending with ownership. Providing a letter from the other bank stating the following: ( contract number, Funding amount, indebtedness type). It only applies to “Ejara” – lease ending with ownership. financing only.
  • Fill in financing application form and 
  • Original copy of the customer's ID  signed by him on photocopying ID form.
  • An initial letter from the employer containing the following information: monthly salary (base and allowances), job description, the date of employment and the date of termination of the employment contract. 

 Property documents
  • Entitled layout of the location
  • A copy of property deed clear from both sides.
  • ID copy of property owner or  commercial record if the owner of the property is a company.
  • Fill out a contract form to buy a property signed by owner and mortgage marketer (if available) and the branch manager or operations manager and sealed by branch stamp.
  • If the property has residences, fill property residence approval form.
  • Construction license or unconstruction license if the property is built.
  • A breakdown or Record of property segmentation if its divided.
  • A copy of spatial letter.
