Flexible home finance

Flexible Real Estate Finance:

The Real Estate Top-Up product is a new Real Estate financing option based on Murabaha, that allows our customers to buy the Real Estate they desire, while having a different simultaneously running loans. Since the DBR for the Real Estate Finance is 65%, which allows the customer to get Real Estate Finance while having some other loans.

 

Example:​

Customer Salary: 15,000 SAR

Customer existed Loan: 15% of salary, and 2 years remaining to finish the loan.

 

Customer could apply for Real Estate Finance and could get the maximum amount:

Real Estate DBR: 65% of salary, but the customer has 15% deduction from the previous loans.

 

For the first 2 years, DBR for Real Estate would be 35%.

After the first 2 years, DBR for Real Estate would be 65%.


Flexible Real Estate Finance Features :

Bank Albilad's services and products are all Sharia-compliant that has been approved by the Sharia Commission. These values are deeply implemented in the Real Estate Flexible Installments  Finance through the products guidelines. The bank's profit is known and doesn't change which guarantees to our customers peace of mind.

Multiple Financing options to fit the customer needs. 

Repayment is set-up in an easy and appropriate installment amounts based on the customer's monthly income and up to 20 years.

 Competitive fixed profit rate throughout the duration of the contract. 

 Financing options to non-salary transfer customers

Debit burden ratio up to 65% of the salary.​

Financing partly finished properties. 


Soft Conditions :

  • Customer must to have a current account with Bank Albilad. 
  • No less than 21 years of age. 
  • Customer has to be employed by an approved employer by the bank either in the public sector or the private sector while having a minimum of 1 month service. 
  • Net income has be no less than 3,000 SAR​
  • Monthly salary transfer to the current account with Bank AlBilad through "SARIE" system for fast transfers.
  • The Customer has to be no older than 65 at the last monthly installment. 
  • The property has to be within accepted and approved city and construction limits.  


Required Documents:​

Client’s Documents: 

  • To guarantee fast and effacement process of requests, provide the following documents when applying: 
  • An up to date Identification (National ID or Family registration for Saudis)
  • A copy of the work card for employees of the military sectors
  • A letter from the employer specifying the monthly salary including all benefits and the current occupation with the joining date and the contract's expiry date if applicable.  
  • Salary transfer letter for salary transfer clients
Property Documents:
  • A clear copy of the property deed.
  • A copy of property license
  • A map clearly locating the property
  • Property splitting report if applicable

  • Filling the request to finance the purchase of a property form. ​
